So, securing your flat is highly crucial. Your plot is as important as the gold and money you secure.

So, to avoid possession-related issues firstly make sure that you audit the property and, it is free from all impediments. Then, confirm that the person you are buying the flat from is the registered owner of the property. When you have purchased the flat, to avoid illegal possession, this is what you can do:

Hire a guard

If you have your purchased plot in a different city, then hire a guard to secure it to avoid illegal possession. This is because as an owner visiting your plot in a different city every week will be difficult. Also, if someone illegally tries to take your plot then a guard will help in securing your possession

Build a boundary wall

Build a boundary wall as soon as the purchase procedure is completed. “Even if you are not able to build a home, due to personal or monetary reasons, it is quite crucial that a boundary wall should be constructed on the perimeter of the plot, with a mark stating - “This is a private property and trespassers would be responsible for legal action”. The buyer must do this, even if he stays in the same city, and can visit the site and watch it carefully.

Fencing the property is highly crucial to not allow physical encroachment. You can either fence the property with wires or can form a wall around it.

Install an Internet camera at your home

To do surveillance of your flat and to check whether your guard is performing his duties install an internet camera at your home. If you won't do this, then your plot that’s expected to see a rise in price in crores will all be in vain. Whatever dreams you had regarding building a home during your retirement will all be in shatters.

Mount a warning sign board

Apart from the fencing, you must also protect your private property with a no-trespassing sign board. The signboard must mention the owner of the private property and that necessary action will be taken against encroachers.

So, to avoid entering into any case, always secure your property and avoid any illegal ownership.
